An office floor at ground level of an office building on Vinohradská Street, with its own entrance from the street. Eight separate offices from 31 to 79 m² are arranged around a central corridor. The floor has its own washrooms and kitchenette and works as a self-contained unit.

The offices have mechanical ventilation and air conditioning, and heating comes from the building's own heat exchange station. The reception is staffed from 7 am to 6 pm, the building is connected to a Securitas monitoring centre and is alarmed at night.

Rent is €15 per m² per month and the service charge CZK 150 per m² per month, both excluding VAT. The lease term is 5 years with annual indexation in line with CPI (Czech Statistical Office). The 526 m² area includes the offices, corridor and facilities.

Five spaces are available in the outdoor car park at €140 per space per month. Želivského metro station (line A) is a 3-minute walk, with a tram stop right outside the building.
